Preparing your home for sale before listing can help you sell quickly and for maximum price. Remember that first impressions are most important. Good condition and accurate pricing will bring optimum results.
YARD/GARDEN
Remove leaves/debris; mulch garden beds
Trim trees and shrubs; plant flowers in pots or garden beds
Reseal driveway, if needed
Fertilize and manicure the yard
Clean patio areas; set out patio furniture
EXTERIOR
Apply new house numbers, paint mailbox
Paint window frames and other trim as needed
Clean/paint front door; consider seasonal wreath
Polish/replace brass door hardware
Inspect chimney and bricks/stucco for cracks or tuckpointing needs
Repair loose trim or downspouts ; clean gutters
Clean windows and check storm windows/screens for needed repair
Install/repair exterior lighting
Stain/seal decking; repair fencing, as needed
Check window wells and drains, clear of debris
INTERIOR
Apply fresh neutral paint, as needed
Clean carpets
Replace burned out light bulbs with maximum wattage
Clean chimney and fireplace
KITCHEN
Remove unnecessary countertop appliances and clutter
Remove all magnets/photos/etc from refrigerator
Wax or apply finish to floor.
Clean oven and other appliances.
Clean tile and replace grout, if needed.
BATHROOM
Clean mirrors, glass, chrome and all surfaces.
Replace shower curtain, if necessary.
Repair any drips or leaks in faucets or toilet.
Clean grout and caulking; replace if necessary.
CLOSETS
Check hardware and glides.
Arrange clothes and shoes neatly; declutter
BASEMENT
Paint floors and walls as needed.
Clean around furnace, water heater, washer and dryer
Tie up any hanging or loose wires
Use dehumidifier if any dampness is present
Remove anything not moving to new property
GARAGE
Remove clutter and organize shelf storage
Clean/paint floor
Oil garage door runners, check light bulb
Hang garden/lawn equipment on wall hooks
